What people mean by virtual Ejari
"Virtual Ejari", "virtual office Ejari" and "flexi desk Ejari" are search terms, not DLD services. DLD has one registration for business premises: the commercial Ejari. What people want is an office contract that is registered in Ejari, so their company has the registered lease a mainland licence asks for, without signing a long lease on a full office.
That is a real need. u.ae lists the lease and its Ejari among the steps before a Dubai mainland licence is issued, and MOHRE asks for a valid approved rental contract when it opens the company's labour file. The office Ejari for a trade licence page explains each of those files.
Who is allowed to issue it
Small units and desks only come with Ejari when the operator is a business center registered with DLD. DLD's conditions for that registration are:

So an "Ejari" from someone who is not a DLD registered business center is a warning sign. Before you pay anyone for a desk or a virtual office, ask whose name the Ejari will be in and whether you will get the certificate.
Choosing the term
The office contracts we can arrange run for 1 month, 6 months or 1 year. Which one is right depends on the file it supports:
- A new licence. The lease needs to be in place for the licence step.
- A licence renewal. The Ejari needs to be current when DET renews the licence.
- A visa or labour file. The MOHRE file works from the valid rental contract.
We check which term your licence or visa file needs before you commit. We don't guess at DET or MOHRE rules on your behalf: if a file needs something specific, we tell you what it is and where it comes from.

Any area of Dubai
Offices are available in any area of Dubai. If your licence, your clients or your bank make one area more convenient, say so and we confirm what fits. The area does not change the Ejari process: the same DLD registration, in the company's name, with the same certificate.
The office can be a desk, a flexi desk or a full office, and the provider is registered with the Dubai Land Department, so the Ejari it issues is a real DLD registration. The price depends on the location and the term you choose, which is why it is quoted per request rather than listed here.
How to check what you get
You don't have to take anyone's word for an Ejari, ours included:
- Read the contract. The tenant must be your company, named exactly as on the licence.
- Get the certificate. DLD issues an e-Contract Registration Certificate for every registered lease.
- Check it at DLD. Enter the contract number, DEWA premise number, Municipality number and sub number on the DLD Download Rental Certificate form. The Ejari certificate download page shows how.
- Match the dates. The term should cover the licence or visa step it is meant for.
