To register Ejari online, log in to the Ejari system on the DLD website or the Dubai REST app, choose Register / Renew Tenancy Contract, upload a copy of your Unified Tenancy Contract and pay AED 177.75. A DLD employee checks the request, and the e-Contract Registration Certificate arrives by email. You don't need a typing center or a visit.
Before you start
Have three things in front of you:
- The signed Unified Tenancy Contract. A scan or a clear photo of every page. DLD asks for this standard contract, so a landlord's own template may cause a refusal.
- A way to pay. DLD lists credit card, cash and Noqodi wallet. Online, a card is simplest.
- Your landlord's attention. If you, the tenant, start the request, the landlord has to approve it.
The full list for other cases, such as a representative with a power of attorney, is on the Ejari documents page.
The five steps
The steps match the DLD service page. In the app the screens look a little different from the website, but the order is the same.
Step 1: Log in. Open dubailand.gov.ae or the Dubai REST app and select Register / Renew Tenancy Contract. If this is your first time, create an account.
Step 2: Enter the lease. Type the contract details the form asks for, then upload the contract copy. Check the property details, names and dates against the paper.
Step 3: Pay. AED 177.75 in total. That is AED 100 registration, AED 10 Knowledge fee, AED 10 Innovation fee, AED 55 service partner fee and AED 2.75 VAT.
Step 4: Review. A DLD employee reviews and approves it. If the landlord has not approved yet, this is where it waits.
Step 5: Certificate. DLD emails the e-Contract Registration Certificate. Save the PDF. If you lose it, the Ejari certificate download page shows how to get it again.
Registration services: online or someone else
You will see "Ejari registration services" advertised by typing shops and agents. Here is what each option involves:
| Option | What you do | What you pay |
|---|---|---|
| Online yourself | The five steps above | AED 177.75 |
| DLD trustee center | Bring the original contract and your Emirates ID | AED 220 |
| Property management company | Ask the building manager | Their terms |
| Private typing shop | They type the request for you | DLD fees plus a typing charge |
Source: DLD service page, checked . Published price lists of Dubai typing centers show an Ejari typing charge of about AED 60 to AED 150 on top of the DLD fees (checked ).
If you prefer a counter, the 7 DLD trustee centers are on the Ejari center near me page.
What holds a request up
- No landlord approval. The request lapses and you start again. Message your landlord the day you submit.
- Wrong contract form. Use the Unified Tenancy Contract.
- Earlier term never registered. If you are renewing a lease that was never in Ejari, DLD's FAQ indicates the earlier contract must be registered first. See Ejari renewal.
- A business lease in a person's name. DLD refuses it. Companies should read commercial Ejari.
- Old Ejari still open. Close your previous home's contract through Ejari cancellation, since a person can hold only 3 residential contracts.
After registration
The certificate is what you attach elsewhere. For a dependant's residence visa, u.ae lists a certified housing lease, and tenants in Dubai show the Ejari. The family visa page explains where it fits. All Ejari topics are on the Ejari in Dubai hub.
