The documents required for Ejari depend on the route. Online, on Dubai REST or the DLD website, DLD asks only for a copy of the Unified Tenancy Contract, for individuals and companies. At a DLD trustee center you bring the original Unified Tenancy Contract, the applicant's Emirates ID and, if someone applies for you, an official power of attorney.
Registration and renewal
DLD uses one service, Register / Renew Tenancy Contract, so the list is the same for a new lease and a renewal.

For a renewal, the contract is the renewed one with the new dates. If the previous term was never registered, DLD's FAQ indicates that one has to go in first. See Ejari renewal.
Cancellation
Cancelling has its own short list at a trustee office: the original contract (presented if it is still active), the applicant's Emirates ID, a power of attorney for a representative, and a letter from the owner asking for the cancellation when the contract has not expired. Online you submit the contract data instead. Fees and steps are on the Ejari cancellation page.
Power of attorney rules
A representative needs an official power of attorney.
- Issued in Dubai: give the POA number. You don't have to attach it.
- Issued in another emirate: attach a copy.
This applies to registration, renewal and cancellation at a trustee center.
Getting the contract right
The contract does most of the work, so check it before you upload or queue:
- Use the Unified Tenancy Contract. DLD names this form. A landlord's own template may be refused.
- Sign every page that needs it. Both tenant and landlord.
- Match the names. Write them as in the passport and Emirates ID. A visa officer will compare them later.
- Check the unit details. The Municipality and DEWA numbers you will need for the Ejari certificate download come from the property record, so typos here follow you.
- Scan clearly. For online registration, a sharp copy of each page saves a rejected request.
Documents for a company lease
A business lease follows the same DLD list, with two extra conditions: the tenant must be the licensed company, and the licence must be valid on the day of registration. Read commercial Ejari before signing, and office Ejari for a trade licence if the lease is for a licence issue or renewal.
What the Ejari then proves
Once registered, the certificate is itself a document for other files. For a dependant's residence visa, u.ae asks for a certified housing lease or proof of ownership, which is why the family visa guide lists the Ejari early.
