To download your Ejari certificate, open the Download Rental Certificate (Ejari) form on dubailand.gov.ae. Enter the Ejari contract number, the 9 digit DEWA premise number, the Municipality number and the sub number, complete the captcha, then select Download file. The form shows no fee. If any number is wrong, DLD replies that it could not find data.
The four numbers the form asks for
All four are mandatory on the DLD form.
| Field | What it is | Where to look |
|---|---|---|
| Ejari contract number | The registration number of your lease | On an earlier copy of the certificate, or the DLD email |
| DEWA premise number | The 9 digit number of the unit's electricity and water connection | On your DEWA bill |
| Municipality number | Dubai Municipality's reference for the property | On the Ejari certificate, with the unit details |
| Sub number | The unit's sub number under the Municipality number | Next to the Municipality number |
Source: DLD Download Rental Certificate (Ejari) form, checked . The form's "Where can I find Ejari Contract Number?" link opens a picture of a certificate showing the spot.
More on the first field, including what to do if nobody can find it, is on the Ejari number page.
What the certificate shows
DLD's name for it is the e-Contract Registration Certificate. It is the proof that the lease is on record. A typical certificate carries:
- the Ejari contract number and registration details,
- the tenant and the landlord,
- the leased unit, with its Municipality and DEWA numbers,
- the contract period and the rent written in the contract.
Check the names against your passport and Emirates ID. A spelling mismatch is easier to fix before you hand the certificate to a visa or licence office than after.
Certificate or contract: which one you are downloading
The DLD form gives you the Ejari certificate, not the signed lease. If someone asks for the "Ejari contract", they usually mean this certificate. If they want the full Unified Tenancy Contract, that copy comes from your landlord or property manager, or from your own records.
Registered recently online? Check your email first. When you register through Dubai REST or the DLD website, the certificate is emailed once DLD approves the request.
When you need a fresh copy
- Family visa. The dependant file needs a certified lease or ownership proof. See the family visa guide.
- Visa renewal for dependants. The same proof is asked again. See visa renewal.
- A company file. The trade licence and the MOHRE labour file both work from the registered lease. Companies should read commercial Ejari.
- Moving out. Keep the last copy for your records before you cancel the Ejari.
If the download fails
- Re-type the DEWA number. It must be exactly 9 digits.
- Check the sub number. The form will not accept the request without it, so copy it from the old certificate.
- Make sure the contract is the current one. After a renewal, the number may differ from the first year's certificate.
- Still nothing? The lease may never have been registered. Check with your landlord, then register Ejari online yourself.
If you'd rather ask at a counter, the DLD trustee centers can help with the registration itself: see Ejari centers near you. Everything else about Ejari is on the Ejari in Dubai page.
